Validated Property Group had strong experience across several areas of property: valuation, acquisition, investment and advisory. The business knew it needed to start marketing itself more deliberately to support its next stage of growth.
But turning up the marketing at that point would have missed the more interesting opportunity.
From the outside, Validated still looked like a business offering a broad collection of property services. There was capability everywhere, but no single proposition explaining why those capabilities were more valuable together than apart.
Before we could market the business properly, we needed to work out what business Validated really had the potential to become.
The Challenge
The initial brief was straightforward: help Validated market itself more effectively. Our first job was to resist jumping straight into the marketing.
We worked with the team to understand the different capabilities sitting inside the business, how clients were using them, where the commercial ambition was heading and how the wider property-advisory market was structured.
That category work exposed a more fundamental problem. Property advice was highly fragmented. Clients could find good specialists in acquisition, valuation, investment and other disciplines, but those specialists often approached the decision through their own particular lens. The client was left to assemble the broader picture.
Validated happened to have an unusual combination of expertise sitting under one roof. The opportunity was to turn that from a list of things the business could do into a model for solving a problem the category wasn’t solving particularly well.

The Insight
The breakthrough wasn’t “Validated offers lots of services”. Plenty of businesses do.
The more valuable observation was that property decisions rarely happen in isolation, while property advice often does.
A purchase affects valuation. Valuation affects strategy. An immediate transaction can have consequences for the performance of a portfolio years later. Yet clients are frequently receiving those perspectives separately.
Once we saw the category through that lens, the breadth inside Validated started to mean something different. What initially looked like several complementary services had the potential to become one connected advisory model, bringing different disciplines together around the same property decision.

Hum’s Role
Hum’s role became much bigger than developing marketing around the existing offer.
We helped the team identify the commercial opportunity sitting inside the business, shape the different capabilities into a clearer strategic model and define why that model mattered to the market.
The ingredients were already there: experience, different disciplines and the breadth of work the business could perform. What hadn’t been articulated was the idea that connected them.
From there, Hum developed the positioning, value proposition and strategic narrative that allowed Validated to move from presenting a collection of property services to presenting a more coherent advisory business. The marketing could then amplify something much more distinctive.
The Brand Platform
The positioning became: A strategic property consultancy for the mid-market.
Rather than competing service by service, Validated could occupy a clearer role between fragmented specialist advice and the scale and complexity of the large institutional firms.

It captured the value we had identified in the model. Validated wasn’t simply helping someone buy, value or optimise a property. Its opportunity was to bring more of the relevant thinking around the decision together, so clients could see more of the picture before committing to a path.
That gave the business a much stronger commercial story than breadth alone ever could.
The Work
The thinking was translated into the way Validated presented itself.
Hum shaped the positioning and proposition, gave the integrated model a clearer narrative and built a strategic pitch deck that allowed the team to explain the business as a connected whole rather than working through a list of individual capabilities.
The important public shift is simple: what had previously looked like several property services became a distinctive answer to a real category problem. That gave the marketing something worth amplifying.

The positioning and brand platform gave the business a clearer way to present its combined capability.
The Outcome
The change was visible almost immediately in the way the business talked about itself.
The strategy hadn’t invented new capability. It had helped reveal what the existing capability could add up to.
Validated now had a clearer way to explain the business, a stronger proposition to take into client conversations and a sharper understanding of the strategic value it could provide.
Clients began engaging with the broader model rather than seeing the business only through the individual service that first brought them in. In that sense, the work didn’t just reposition Validated externally. It helped define the business more clearly from the inside as well.
